154001499南港經貿園區 記者游智文／攝影 實價顯示，北市南港經貿經園區近來有不少屋主認賠出場，其中有一戶，屋主2011年以5,100多萬買進，今年4月3,900萬賣出，慘賠1,200多萬元。
台灣房屋智庫資深分析師陳炳辰表示，北市近年大力推動以南港為中心的東區門戶計畫，看好未來，經貿園區多數屋主仍堅守房價，不過由於南港房市交易低迷已久，部分屋主可能財力無法支撐，因此大幅降價以求脫手。
根據內政部實價資料，今年4月以來，南港經貿園區有不少物件以低於前次交易價格，賠錢出售。
譬如位於三重路的紐約花園，7樓一戶2012年以4,790萬元取得，今年6月屋主降價一成，以4,300多萬出售，賠了400多萬元。
「京石隱」也有住戶低價殺出，2樓戶2014年以4,378萬取得，今年4月以4,080萬元脫手，賠了約7%，近300萬元。
賠最慘的是位於經貿二路的大同璽苑社區4樓戶，根據實價資料，今年4月交易的4樓戶，總價3,900萬，總坪數85.5坪，扣除車位後單價50.8萬，同戶在2011預售時價格為總價5,134萬，單價68萬， 屋主賠了1,234萬元，一坪跌17.2萬，跌幅25%。
陳炳辰表示，大同璽苑基地2300餘坪，總戶數148戶，標榜純住零店面與千坪綠地空間，吸引不少名人出手購置，但生活採買機能不足、加上南港區整體買氣偏弱，近年社區房價下滑不少。
他說，今年3月該社區16樓戶交易，成交總價5,800萬，相較2010年預售購入的6,000萬元，也賠了200萬脫手。
陳炳辰表示，實價資料，經貿園區周邊住宅大樓產品今年平均單價為62萬，相較以往，跌幅已趨緩，不過截至目前為止，交易量都未見起色，當地高價宅的「元利世紀匯」、「華固天匯」等今年都無亮點交易價格，部分物件則可能因屋主急售，位於低樓層、捷運噪音等因素，出現破盤價。
